All About Amelia Vacations
Amelia Vacations is the vacation rental arm of ERA Fernandina Beach Realty which was founded by Steve Simmons in 1974. It is Amelia Island’s original vacation rental company with over 50 years of experience. We have four rental offices on Amelia Island and our properties receive extensive exposure and experienced management attention. You will find an onsite ERA Fernandina Beach Realty rental office at Oceans of Amelia Condos, Amelia South Condos and Amelia by the Sea Condos. All other rentals are handled through our main Island location. Included in our property portfolio are homes, condos, townhouses, duplexes, and triplexes that contain one – five bedrooms.
All of our vacation rental properties are fully equipped for a carefree vacation and are provided with linens from our state of the art in-house linen facility and services. Utilizing price yielding and one of the top software systems in the industry allows us to promote properties at the highest dollar with the highest occupancy. Our diverse type of rental programs ensures there is one that will meet the needs of any property owner.
Sales Associate Benefits
LONG-TERM INCOME STREAM
We understand how valuable it can be to develop additional income streams as a real estate sales associate and we appreciate and support our partners. *Earn up to $500 (determined by property type)
- Earn Your First Referral Fee at Time of Onboarding – Once your referred property has been approved and onboarded, you will receive your first referral fee.
- Up to $500 Annually – We will continue to send you an annual referral fee of up to $500 upon the onboarding anniversary date as long as the property remains active on our program.
CLIENT PROTECTION PROMISE
At Amelia Vacations, we understand that real estate sales associates have built trusted relationships with their clients. We commit to:
- Protecting your Client Relationship – We will safeguard the sales associate-client relationship, ensuring the sales associate remains the client’s primary point of contact for all real estate transactions.
- No Real Estate Solicitation – Amelia Vacations will not solicit real estate services to referred clients. Any inquiries regarding buying or selling property will be directed back to the referring sales associate.
RENTAL PROJECTIONS
As a value add to our referring partners, our rental experts will provide you with supporting information for all your current and future clients.
- Free Rental Projection Reports – We will provide you with rental projections for your investment properties utilizing actual market data and our advanced pricing technology. We value our partnerships and provide transparent data to assist sales associates and their clients make informed decisions.

- Professional Housekeeping & Inspections – We provide professional housekeepers to get your property ready for the next guest, followed up by inspectors to sign off and release the property to the guest.
OWNER TRANSPARENCY
- Hassle-free Transparency for Owners – Our Owner’s Portal is your one-stop destination fo rental history, owner and guest reservations, vital updates, and tax insights. Experience effortless control and stay informed, all in one centralized hub and right from your device.
- No Hidden Fees – Our owners pay commission (20%-25%) and a monthly fee for maintenance ($50 if applicable) and nothing else. All linens, toiletries for guests, keyless entry are free to our owners. Any purchases made on behalf of the owners are billed for the amount of the purchase only. We do not charge mark-ups!
- Peace of Mind – Our guests receive a $1,000 damage waiver to cover accidents in your property.
Amelia Vacations Program Options
- Short-term Rentals (2-180 nights)
A short-term rental is typically for those guests wanting a vacation getaway or winter haven. This options provides the greatest level of flexibility and profitability. If the property is located within the City of Fernandina Beach, a Resort Rental Dwelling Permit and a qualifying zoning will be required. But don’t worry, our office will help you determine that. - Extended Stay Rentals (28-180 nights)
Listing your home as an extended stay rental will appeal to customers who love long trips and want to spend 28 or more nights in a home away from home. This option does not require a Resort Rental Dwelling Permit regardless of its location and is very popular for properties where short-term rentals are not allowed. - Extended Stay Leased Furnished (181+ nights)
Allowing either your Short-Term or Extended Stay property to extend into this option is popular for guests desiring to split residency, need a home during construction of their new home or other 6 month or longer visits. Again, this option does not require a Resort Rental Dwelling Permit regardless of its location. However, it will require a Lease agreement with the tenant versus a rental agreement and is managed differently through our office. (Ask your Homeowner Specialist for more details on how this works)

REGISTER THE PROPERTY
Sales associates must formally register the referred property with Amelia Vacations. The registration form will capture the property’s details, the sales associate’s information, and the property owner’s contact information.
PROPERTY ACTIVATION
The property must be fully onboarded into our vacation rental program, after meeting all criteria for listing and management. Our rental experts will confirm the amount of your referral incentive at this time.
PROPERTY CONTINUITY
The referral incentive will continue for the duration of time the property remains qualified and active in the Amelia Vacations program.

Particularly I can trust ERA to keep a good eye on the property inside and out. My husband I are owners of a home which has been managed by ERA Fernandina Beach Realty for over 10 years. This house is used as a vacation rental, but it is also our family’s second home, and hopefully our future retirement home, so its care really matters to us. I can endorse the care with which they manage our property. We live almost 7 hours away from Fernandina Beach, and because of this, my husband and I rely heavily upon ERA not only to manage the day-to-day rentals of the house, but also to manage it in the off season, the hurricane season. Because we both work full time, we are not always able to get down to the island and prepare the house in advance of a hurricane. I have been impressed with the care with which ERA prepares our house to weather storms, and their responsiveness after the storms by inspecting each property and promptly contacting each individual homeowner with a status report regarding their property’s condition. In recent years the Vacation Rental Department has introduced new programs which keep their rental program competitive and provide a better guest experience. These include higher housekeeping cleanliness standards, a linen program, and a keyless lock system for all properties. As an owner, I love the usage of the Streamline owner's portal which has been a game changer in my ability to accurately project future cash flow, and allows me to make better decisions, because I have better information.

ERA Fernandina Beach has been our property manager for over 10 years. Their team has always been professional, courteous, and prompt. They have enabled us to own a premium home on Amelia Island with our permanent residence thousands of miles away. ERA handles all of our bookings and they interface with all of our clients. Our house is booked on almost all available dates with quality renters. ERA has their own cleaning staff and laundry to ensure that the house is cleaned properly after every guest. They also conduct a deep clean every year. Their maintenance team periodically checks the house for issues and makes basic repairs at no extra charge. When major repairs are necessary they contact a reputable contractor, and after our approval, supervise the repair. They also manage weekly maintenance such as yard work and pool cleaning. An invaluable part of their service recently has been their attention to our beach home before and after tropical storms or hurricanes. Working with the ERA Staff is a real pleasure. They are open to our input and also come with suggestions on how we can improve not only our experience but that of each guest. They enable us to enjoy our home on beautiful Amelia Island without many of the distractions of home ownership and managing a rental property.
