CANCELLATION POLICY:
A $25 cancellation fee will be charged on all cancellations. In addition, the reservation deposit will be
forfeited if the cancellation is made within 30 days of the check-in date.
CHECK-IN TIME:
Check in is 3:00pm. Please plan your arrival according to these times. If you will be arriving after
5:00pm, please notify our office so we can make arrangements for you to obtain keys.
CHECK-OUT TIME:
Check-out time is scheduled by 10:00am. Late check-outs will delay our tight cleaning schedule and must
be avoided. Keys must be returned to the rental office. Key drops are provided for early departures.
We ask that you leave the premises in the same general condition as it was found. Please do the
following upon check-out:
- Bag your garbage and take out to nearest dumpster or trash chute.
- Return all bedspreads to beds neatly.
- Wash dirty dishes or place in dishwasher and start the wash cycle. Do not leave dirty dishes in the unit.
- Leave all furniture arranged as originally found.
- Check all drawers and closets for personal items.
- Lock all windows and doors.
- Return all keys and/or gate cards to our office. There will be a $5.00 charge on all missing keys and a $50 charge for missing gate cards.
- Property inspections will be made after check-out. There may be a charge if the above are not followed.
FURNISHINGS:
Each rental property is privately owned and furnished according to the owner’s individual style. Basic
equipment and furnishings for a comfortable vacation are provided. If you have a specific need, please
advise us prior to making your reservation.
LINENS, CRIBS & SUPPLIES:
Your bed and bath linens are provided for your stay. You may clean these linens in your unit if washer
and dryer are provided or in the laundry facility onsite since no change out linens will be provided. A
starter supply of paper products and soap will be supplied at check-in. You will be responsible additional
supplies during your stay.
Crib rentals are available by calling Baby’s Away at (888) 683-9030 for cribs, high chairs and other baby
necessities
MAINTENANCE & REPAIRS:
It is the rental guest’s responsibility to report any needed maintenance and repair problems as soon as
possible. Reasonable wear and tear is the responsibility of the property owner. However, if you do cause
damage in the property, you must report the problem and pay for the repairs.
MAXIMUM OCCUPANCY:
Occupancy is STRICTLY limited to the number as shown on your agreement and on this website. Each
property described on this Internet site indicates the number of persons allowed at any time, including
children. NO EXCEPTIONS.
OCCUPANCY POLICY:
It is the policy of ERA Fernandina Beach Realty, Inc. to rent to family groups only, or to individuals who
are 25 years or older. A non-family group is defined as unrelated adults, high school students, college
students or any other type situation not meeting the age requirements stipulated herein. Should ERA
Fernandina Beach Realty, Inc. personnel ascertain that a non-family group is occupying a property
in violation of the age requirement, the group is subject to immediate termination of the agreement
with no refund. ERA Fernandina Beach Realty, Inc. reserves the right to refuse rental, cancel existing
reservations, return money received and terminate occupancy without refund if the occupancy, in our
opinion is detrimental to the property and its owner, whom we represent.
PARKING:
Amelia By The Sea Condominiums require parking permits and cannot accommodate oversized vehicles-
limit 2 vehicles per unit. We do have limited parking for extra vehicles or oversized vehicles off site. Let
your rental agent know if you have a need for additional parking.
PETS:
ABSOLUTELY NO PETS will be allowed in any of our properties. If pets are found to be present, you will
be asked to leave and no refund will be given. Local boarding is available and can be arranged by calling
Fernandina Beach Animal Clinic at 904-277-4408.
RENTAL PAYMENTS:
All reservations require the balance of rent to be paid 2 weeks prior to arrival.
RENTAL PERIOD:
During June, July and August we accept weekly rentals only, from Saturday to Saturday. The remainder
of the year we have a 3 night minimum; however, we do have some properties that may allow nightly
rentals. Certain periods may allow exceptions, ask your rental agent for details.
RESERVATION PROCESS:
Reservations will not be confirmed until payment and a signed copy of the reservation agreement have
been received. Once the reservation is made, you will receive your agreement by mail. It is required that
you sign and return it with your deposit within 10 days to finalize your reservation.
SECURITY DEPOSITS:
You may secure your reservation with a credit card. A 50% reservation deposit is required in addition to
a $300 security deposit. This deposit must be received to confirm your reservation. Security deposits will
be processed and returned within 30 days of check-out date. Any damage that has occurred during your
stay will be deducted from your security deposit or charged to your credit card upon check-out.
TELEPHONES:
Telephones are available for local calls only. Long distance calls must be charged to a calling card or to
your home phone.
